Your numbers

The starting values are examples, not quoted lending rates. Replace them with your own figures. All fields are required unless marked otherwise.

1. Your current loan

Use the current principal balance from your lender, not the original amount.

Annual rate, held constant for this estimate.

Whole years remaining. Monthly principal-and-interest payments.

2. The proposed loan

Enter a lender quote or an illustrative rate.

A longer term may reduce payments but increase interest.

Include establishment, legal, valuation, discharge and any early-repayment costs.

Financed costs also incur interest.

3. Your comparison period

How long you expect to keep the new loan before selling or refinancing again.

This calculator runs in your browser. It does not submit the figures you enter.

Your questions, answered

Frequently asked questions

Will a lower monthly payment always save money?

No. Extending the term can reduce the monthly payment while increasing the interest paid and the debt left at your comparison date. Review both the payment change and the balance-aware saving.

What does cost recovery mean here?

This is the earliest month when estimated savings, including remaining debt and refinancing costs, stay nonnegative through your selected comparison period. It is not simply fees divided by monthly savings. Future rate changes can alter the result.

Can I add refinancing costs to the new loan?

Yes, select “Add to the new loan”. The calculator adds those costs to principal and includes their interest. They are not counted again as an upfront payment. Your lender must agree to financing these costs.

Which costs should I include?

Ask both lenders about establishment, valuation, legal, mortgage discharge, settlement and early-repayment or fixed-rate break costs. Enter their combined estimate. This calculator does not assume a standard Fiji switching fee.

Does this support cash-out or interest-only refinancing?

No. It compares refinancing the existing principal balance using fully amortising principal-and-interest loans. Cash-out, interest-only periods, offsets and extra repayments need a separate comparison.

What if my rate changes later?

The calculation holds each entered rate constant. Try several scenarios and ask your lender what happens when a fixed or introductory period ends. Actual repayments and interest may differ.
