Our role
Bula Property Hub provides a platform for property information, listings, agency discovery, enquiries and planning tools. Unless expressly agreed otherwise, we are not a party to a sale, tenancy, agency appointment or loan, and do not act as your real estate agent, lender, lawyer or financial adviser. You are responsible for checking the property, ownership or authority to offer it, tenure, licence status and transaction terms with the relevant parties and advisers.
Accounts and lawful use
Provide accurate account information, keep login details secure and notify us of suspected misuse. Use only content you have authority to submit. Do not impersonate others, publish fraudulent listings, harvest personal information, send spam, interfere with the service or attempt unauthorised access.
Listing accuracy and authority
Agencies, agents and other advertisers are responsible for the accuracy, lawful use and timely updating of their content. You must have permission to advertise the property and use its images. Clearly state relevant prices, availability, material conditions and whether a property is a proposed development. Do not imply licensing, affiliation or approval that you do not hold. Keep your professional and contact details current.
Trust, photographs and AI staging
Trust is the foundation of Bula Property Hub. Listing photographs and descriptions must give an honest impression of a home as it truly is.
- Clearly label every AI-staged or virtually staged image beside the image as “AI-staged” or “Virtually staged”.
- Do not use editing or staging to hide damage, change permanent features, exaggerate dimensions or views, or suggest that proposed improvements already exist.
- Include an unaltered photograph of the same space wherever possible so viewers can compare.
- Clearly identify artist impressions, renders and proposed developments. Decorative or illustrative imagery must not be presented as a photograph of the actual property.
Labelling does not excuse misleading content. We may ask for original images, clarification or corrections.
Fair access and non-discrimination
Listings, advertisements and communications must not unlawfully discriminate or encourage discriminatory treatment. Describe properties and legitimate requirements objectively, without exclusionary statements based on personal characteristics protected by applicable Fiji law.
We aim to consider fairness, accessibility and privacy when developing the service. This is an ongoing commitment, not a claim that every listing or automated response has been independently checked. Report misleading images or discriminatory content to info@bulapropertyhub.com with the relevant link and details.
Agency lookup and third-party information
Fiji Agency Lookup draws on public information published by REALB. Updates are scheduled monthly, and statuses reflect the latest successful source check shown on the directory. Inclusion does not imply membership of, endorsement by, or an agency relationship with Bula Property Hub. The directory is not an official licensing certificate. Verify current licensing directly with REALB before relying on it.
Calculators, guides and Viti
Calculators and resources provide general, illustrative information. Results depend on your inputs and assumptions and may omit fees or other relevant costs. They are not valuations, finance offers, loan approvals or personalised advice. Viti is an AI assistant and can make mistakes. Check important information independently and do not submit confidential or sensitive information to it. See our Privacy Policy for information handling.
Advertising, partnerships and paid services
Paid placements must be clearly identified. Advertisers remain responsible for their claims and permissions. Advertising does not guarantee leads, sales or a particular audience size. Prices, scope, duration, renewal and cancellation arrangements for a paid service must be disclosed in the applicable offer or agreement before you commit. These general website terms do not introduce new fees or change an existing subscription agreement.
Content and intellectual property
You retain ownership of content you submit and grant Bula Property Hub the permission needed to host, display and technically format it to provide the service. You must hold the necessary rights and permissions. Site branding, design and other protected material remain the property of their respective owners. Do not copy or commercially reuse protected content without permission or another lawful basis.
Moderation and reporting
We may request corrections or supporting information and restrict or remove content or access where reasonably necessary to address breaches, fraud, security risks or legal requirements. Where appropriate, we will explain the concern and allow a response. You can request a review by contacting us. These powers do not mean every listing has been verified before appearing.
External links and availability
External sites, agencies and service providers operate independently and have their own terms. A link or advertisement is not a guarantee of quality or suitability. Website features and availability may change, and interruptions can occur.
Responsibility and legal rights
Take reasonable care when relying on information or entering a property transaction. To the extent permitted by applicable law, we are not responsible for losses arising from inaccurate third-party content or transactions to which we are not a party. Nothing in these terms excludes rights or remedies, or limits liability, where doing so would be unlawful.
Changes and governing law
We may update these terms and show the effective date on this page. Where required, material changes will be communicated through an appropriate notice or consent process. These terms are governed by Fiji law and are subject to the jurisdiction of the courts of Fiji, without limiting mandatory rights that apply.
