Frequently asked questions

How is the purchase price estimated?

First we find the monthly payment your take-home budget supports. If enabled, the gross-income limits may reduce that amount. We convert it to a loan amount, then limit the purchase price by the deposit you have available after buying costs and your retained reserve.

Are the income limits Fiji bank lending rules?

No. The example percentages are editable planning assumptions. Each lender assesses income, existing commitments, dependants, security, valuation and its own requirements. You can switch these limits off to see your household-budget estimate.

Should I include my current rent?

Do not include rent that will end when you move into the home. Include rent or other housing obligations that will continue. Avoid counting the same expense twice across living costs, debt repayments and ownership costs.

Is a 20% deposit always required?

No. The example starts at 20%, but requirements depend on the lender, loan product, valuation and your circumstances. Enter the minimum contribution your lender requires. A smaller percentage in this tool does not mean a lender will accept it.

What should I include in ownership costs?

Allow for applicable insurance, council rates or lease charges, repairs and maintenance. Use monthly equivalents and confirm costs for the actual property. These costs are separate from the loan repayment.

Why is the higher-rate scenario shown?

It estimates the same loan at an annual rate 2 percentage points above your entry. This is an illustrative stress check, not a forecast or prescribed lender buffer. Review whether the remaining cash still covers your savings goal.

What if I cannot support a loan repayment?

The borrowing estimate will be zero. Any positive cash left after costs and reserves is shown as a cash-only purchase budget. If buying costs and reserves exceed your cash, the calculator asks you to fix that shortfall before showing an estimate.
