Information we collect
- Accounts and profiles: registration details, contact information and information you choose to include in an agency or agent profile.
- Listings: descriptions, photographs, prices, property details and associated contact information you submit. Public content can be viewed, shared and indexed by search engines.
- Enquiries: your name, email, optional phone number, message and business details submitted through contact, property or partnership forms.
- Service and security data: technical information such as IP address, browser information, access times and logs used to operate and protect the website.
- Subscription records: where you arrange a paid service, the information needed to administer that service and verify payment. Do not send card details, passwords or banking credentials through our contact forms or AI assistant.
Why we use information
We use relevant information to manage accounts and listings, respond to enquiries, connect you with the agency or agent you contact, administer agreed services, resolve problems, prevent abuse and improve the website. An enquiry does not automatically subscribe you to promotional messages. You can ask us to stop marketing communications at any time.
Enquiries and third-party recipients
General contact and advertising enquiries are directed to Bula Property Hub. When you contact an agency or agent through a listing or profile, the details you submit may be sent to that recipient so they can respond. Their subsequent handling of your information is governed by their own practices. Submit only information relevant to your enquiry.
Public agency information and REALB
Fiji Agency Lookup republishes selected publicly available business and licensing information from the Real Estate Agents Licensing Board public register. Information can include agency name, licence details, business contact details, address, listed salespeople and source status. Refreshes are scheduled monthly; the displayed check date indicates the latest successful source check.
The directory is a source snapshot, not a guarantee of current licensing or an endorsement. Verify important details with REALB. Contact us about an inaccurate directory entry; corrections to the official register must also be raised with REALB. Historical source snapshots may be retained for accuracy checks and audit purposes.
Viti AI assistant
When you use Viti, your message and recent conversation are sent to OpenAI to generate a response, together with relevant property or reference information. This involves processing by an external provider and may involve processing outside Fiji. Do not include personal, financial or confidential information. AI responses can be incorrect and should not replace independent verification or professional advice. Clearing the conversation in the interface does not necessarily delete provider-side records.
Cookies, local storage and external services
The website uses cookies or similar storage for functions such as sign-in, preferences and interactive features. Technical and usage information may also be processed by enabled analytics, security or embedded services. You can manage cookies through your browser; disabling them may affect functionality. Third-party maps, media, social links and other external sites have their own privacy practices.
Sharing and overseas processing
Information may be processed by providers supporting hosting, email, security, analytics, AI and other website functions, where relevant to those functions. These providers may operate outside Fiji. We may disclose information where required by law, to address fraud or security incidents, or as part of a lawful business transfer with appropriate privacy protections. Public listing and profile information is intentionally visible to visitors.
Retention and security
We retain information for the purposes described above and for applicable legal, accounting, security and dispute-resolution needs. Retention varies by record type; backups and service-provider records may have separate retention periods. We take reasonable steps to protect information, but no internet transmission or storage system is completely secure.
Your choices and requests

We may need to verify your identity and may retain records where there is a lawful reason. Removal from our website does not automatically remove copies held by search engines or third parties.
